“Katina Center Dobrich” is a multifunctional shopping center with an unique (for the town) design and prime location. It accommodates supermarket at subterranean ground floor, several (7) large shops at first (ground) level, a bank office, two coffee (food) corners, 27 offices and a leisure center at the top floor.


Katina Center is located in the heart of Dobrich city (91 000 population), at the corner of the two busiest and biggest boulevards, just at the end of the pedestrian area or the so called “high street”. Locals say that if there is any good location for shopping center, in Dobrich, this one is certainly it. With its own parking for 120 vehicles, service street at the back and truly finest location KATTINA CENTER claims to be the most prestigious place for business and leisure in the area of Dobrich district. Building process began spring 2014 and will finish Spring 2016(subject to meteorological conditions). Total built up area -5800 m2. from which the Municipality of Dobrich takes 1300 m2 (as part of the land deal). The rest of the footage will be at investor’s disposal.

Project description KATINA CENTER

The complex will comprise of two sections yet as one whole complex.

Block “A” is signed to be Municipal property. It will represent a separate block (within the complex) with own independent entry, emergency exits, two shops at the ground floor, 17 offices (open space) at the upper floors. The developer’s obligation is to provide 1300 sq.m. of floorage (representing the whole block A) to the extend of “high standard finish”- tiled, triple glazed PVC casing, full set of broad band communications, bathrooms completed, thermo insulated, fire and smoke alarms, lift, video surveillance with secured entry, electric bill board with clock, temperature and other information. Block “A” will be a service orientated extended front office of the local Council. Nor furniture, neither air-conditioning has to be provided by the developer as part of this deal. As per the contract the developer will be given 24 months to complete and sign the project off.

Block “B” remains in full for the developer. It will total 4600 sq.m. situated on 5 levels. Because of the terrain elevation, the ground level will be subterranean (-3.5m.) at the west and on ground at east side of the complex. The entire floor (1000 sq.m.- 11 000 sq.ft.) will accommodate one supermarket with a coffee corner just in front of it. The super market has a cargo elevator at the back (west side) as well as emergency exit and staff entrance. Please see the enclosed diagram. The distance from the road is be 14-18 m. which will ensure safe pedestrian passage and will draw a fair deal of people’s congregation. The idea is to make the complex a city land mark, a place where the locals will wait and meet.

Dobrich district
District of Dobrich is located at far North-East part of Bulgaria with population of 220 000 people. At East it ends with Black Sea coast with carrying capacity of the tourist resorts and attractions for 80 000 visitors per day. Going up North the district borders with Romanian third biggest city areal of Constanta (500 000 people). At south, Dobrich district meets Varna region with its population of nearly 800 000 people. Municipality of Dobrich city and Dobrich Rural comprises of 130 000 people. Dobrich is the agricultural center of the country as farming and agriculture is the primary industry in the area.

There are currently two shopping centers (retails) in Dobrich, three electronic retailers, one mega store for domestic goods (Mr. Bricolage) and few food sellers (Billa, Kaufland, CBA). Planning was for a shopping mall at the city ring (AQUARIO DOBRICH), but the project has been postponed indefinitely. Traditionally, people in Dobrich associate shopping with the shops and outlets at the town’s high street and around city center (down town pedestrian area). At the same high street there various venues as follows: Cloths and shoes- 85 shops, 15 kid stores, 14 fast food outlets, 26 bars or restaurants, bookstores- 8, pharmacists- 14, photographic studios- 5, jewelry shops- 12, bank offices- 19, hair dressers- 4, florists- 4, mobile providers and telephone sellers- 13, tour agents- 2, PC and electronics- 7, not occupied- 15. The new complex KATINA CENTER is just at the end of this high street. Moreover the crossroad of our boulevards “DOBRUDJA” and “25th September” is the busiest in town. Good 80% of the vehicles going to and from industrial part of Dobrich drive through this cross section. District Court house (100m. away) and the Polyclinics (150 m away) are the other land marks around as well as 6 commercial banks all within 2 minute walking distance.
